Strategy for Success

Mastermind Investing is designed to deliver attractive returns to investors that will be secured by real property. To achieve this goal, we need investment partners to help secure properties by either buying the property with 100% private money or by securing traditional financing and raising the needed down payment.

Once properties are purchased they are completely renovated using an experienced team. Properties are purchased at or around 40% to 55% of completed appraised value. At 90% occupancy, the cash flow is able to cover the debt, management and maintenance on an average of 2:1. This model generates a healthy return on investment and makes the property attractive for an immediate flip or placing in long term financing.

How it Works

The model is simple. I will send you a property and you decide if you want to invest in that property. If you do then:

Every 90 days you will get an interest check and when the property is refinanced long term or flipped you will share in the profits. How much will you share? Each deal is done on an individual basis.

Additionally, when you loan us capital, you receive:

  • Promissory Note that states the interest rate and terms of repayment.
  • Promissory Note Addendum stating portion of profits once property is sold or refinanced.
  • A Trust Deed that acts as collateral for the Note against a piece of property.
  • A Lender’s Title Insurance Policy to protect the property collateral against any title claims.
